At West + Main Homes, we have a great process for Open Houses that benefit both listing agents and other agents looking for opportunities to host!

Listing Agents

  1. Post your listings for the current week in the #openhouses channel on slack. If you don’t want to post in the #openhouses channel, please GROUP message @Cora AND @Rylie

  2. This is a great chance to recruit folks to host your open house! Your post must include: FULL address, price, beds/baths/sqft, and available dates + times. Include photos if possible!

  3. Rylie will give you edit access to the open house spreadsheet

  4. Add your open house to the sheet as usual, including all details and available times

  5. Watch slack for messages from agents who want to host your open house! 

  6. Once you and another agent have agreed they will host your open house, add the agent’s name to the spreadsheet. 

 
 

Potential Open House Hosting Agents

  1. View the list of available open houses in the spreadsheet and in the #openhouses channel

  2. Reach out to the listing agent directly via slack, expressing your interest to hold the house open at a time they have listed on the sheet. Include who will be the second person hosting the open house with you

  3. The listing agent will add you to the open house sheet. Only listing agents are given edit access on the open house sheet. 

  4. Ask the agent for more info about the house! Access info, do you need to bring signs, what special features should be pointed out, what is the seller looking for in an offer, etc

  5. As long as your name is added to the sheet prior to 8am on Friday morning, you will receive a flyer for the open house from the marketing team

Open House Best Practices

  1. Confirm with the listing agent that the open house is listed in the MLS. This will sync to our West + Main Homes Open House page, zillow, redfin, etc.

  2. Advertise the open house on your social media and to your sphere

  3. Make sure you know everything about the house - you’re the expert here!

  4. Put out lots of open house signs! Remember: signs should not block sidewalks and walkways

  5. Arrive at the house 30 mins prior to ensure it is in best condition

  6. Bring flyers, a sign in sheet, and a treat for attendees

  7. After the open house, add all attendees to your CRM

  8. Give the listing agent a debrief of how the Open House went
