A Guide to Your West + Main Listing

Congrats on your listing! We want to make sure that you take full advantage of West + Main Home’s materials to secure, advertise, and close your listing! Please read on below for a full outline on how you can best use our systems.


  1. Get the listing!

We have lots of collateral that you can bring along to your seller consultation! 

  • Stop by any West + Main office to grab a folder, listing insert, and a few stickers

  • Grab a Seller Resource Guide ($2) + checkout at westandmaincheckout.com. View the digital version here

  • Go to Brandfolder, and use “Labels” on the left side to navigate to Print on Demand > Seller Resources. This is a great opportunity to personalize your packet based on your client

  • Assemble your packet with any other materials you like to include. Ex: CMA, comps, brochure, flyer from previous listing, ….

2. Order Your Riders + Sign Install

Create an account on our SNG portal. Note: it takes about an hour for your profile to activate

  • Order your sign rider 1-2 weeks prior to the listing going live. Check out our other fun riders while you’re in the portal!

  • Order your sign install a week in advance

  • Note: We also have signs stocked at Front Range Signs, reach out if you have questions


3. Get Started on Listing Marketing

Every listing receives a double sided flyer, set of social graphics, instagram story, push on W+M social media, and feature in our weekly newsletter. We have lots of additional options available! 

  • Go to westandmainlistings.com and select New Listing Request. 

    • A New Listing Request is required before any additional collateral can be requested, besides a Coming Soon Graphic

    • Note: The marketing team isn’t able to pull info from the MLS, including photos

    • Note: within the New Listing Request, you can order paid items such as brochures + postcards. These items cannot be printed in the office and must be sent to the printer. By ordering these items, you agree to have them professionally printed

  • Send your photos to the creative team. These can be included on the original listing form if you’ve already received the photos, or sent to marketing@westandmainhomes.com 

    • The download link or dropbox folder forwarded from the photographer is the preferred method of receiving the photos. If you would like to select which photos will be used, please note your top 7 file names

  • Once photos are received, the creative team will return your collateral to you within 1-2 business days via Slack. Please respond to the team letting us know the collateral is approved!

  • Once materials are approved and the listing is live, the team will post your materials in the #listings channel, publish the blog, and post on facebook


4. Schedule Your Open Houses

If you plan on hosting an open house, be sure it’s added to the sheet to be included on our Open House Map!

  • Follow the steps outlined here to get edit access to the sheet + communicate with other agents about holding your listing open

  • Make sure all Open Houses - whether hosted by your or another agent, are in the MLS. This will ensure they populate on our Open House Page

  • Note: For compliance reasons, marketing collateral can only be created for West + Main listings

Once you’re Under Contract…


5. Start a File in Brokermint

  • Reach out to @Ashley on slack if this is your first transaction to get onboarding on Brokermint

  • Use this list of required docs as a resource
